Office buildingThe urban development concept is based on the expertise awarded dating back to 1998 and the zoning development plan for the plot Winterhude 20 which was drafted as a result. The newly constructed office building lies at the junction of the streets Moorfurthweg, Possmoorweg and Dorotheenstrasse in Hamburg, Germany.
In terms of form, the building concept is essentially based on a structural progression ensuing from the existing building alignment perspectives, building heights, sightlines and street routings. What emerges is a readily identifiable ‘solitaire’ that corresponds in a subtle manner to the heterogeneous situation prevailing on the construction plot. The building sets an urban development accent in the area around the intersection of Dorotheenstrasse/Possmoorweg while harmonising with the neighbouring buildings. It reaches its maximum height of six storeys at this street corner, then proceeds to slope down differently in the two directions. The building’s elevation profile ranging from four to six full storeys stems from the zoning development plan. The storeys are a uniform 3.38 m high with a clearance of 3.00 m.
Juncturing access to the publishing-house complex occurs via an interstice between the pre-existing building structure and the new building on Possmoorweg. Apportionment of the upper floors takes place via two passenger lifts positioned in the lobby which are connected to a given floor’s ceiling by bridges. The pre-existing and new buildings are linked directly to one another on the second floor by another bridge in the form of a walkway. The main entrance to other tenant facilities is arranged centrally on Moorfurthweg. Juncturing access from here occurs via decentrally arranged lobbies with individual access cores. The underground car park is accessed via a two-lane ramp on Moorfurthweg and a one-lane ramp on Dorotheenstrasse.
The main façade consists of a pattern made up of window elements staggered from floor to floor and fully glassed-in across the entire floor height. The window elements can be opened individually. In accordance with the prominently visible situations prevailing at the intersection of Possmoorweg/Dorotheenstrasse and at the entrance area on Moorfurthweg when viewed as an urban spatial environment, the building structure reveals an inclined and continuously glassed-in lower ‘base façade’ that rises by up to two storeys. The main façade is comprised of storey-high window elements – arranged between reinforced concrete outer supports and the storey ceilings – and a cladding of the ‘closed’ façade areas made of enamelled glass along with a substructure and thermal insulation. The lower ‘base façade’ encompasses the areas on the ground and first floors beneath the oblique terminating juncture to the main façade. Protection against the sun is provided by outdoor, electrically driven slat blinds.
