88north
Office and commercial buildingCompleted early in 2015, 88north is a commercial building containing business and office space located in north-western Munich in the immediate vicinity of the Olympiapark sports & event complex, the O2 Tower and the BMW Welt world customer experience & exhibition centre.
A meandering six-storey structural complex was developed on a plot measuring roughly 25,000 m². Encircling four courts, the mirroring of the upper three storeys above a mezzanine inserted on the 3rd floor (for building systems engineering and storage) has resulted in the creation of a heterogeneous structure exhibiting three-storey courtyard passageways, rooftop terraces, outward views and look-through vistas along with intriguing spatial situations.
The entire complex is intersected lengthwise by a three-storey thoroughfare. Five spacious representational lobbies with connecting bridges and the conically shaped inner courts adjoin the thoroughfare. Together with the outer forecourt design resembling a park, the funnel-shaped building recesses erected along the Riesstrasse create a generously sized, inviting entryway scenario for users and visitors alike.
As space for both office use and commercial business uses is envisaged in the construction plan, the building has been drafted in a multiflexible manner with respect to both construction and technology. From ceilings with high load-bearing capacities to variable storey heights, low-energy facilities involving natural window ventilation and a regenerative energy mix, all the way to fully air-conditioned luxury office space, every high-quality line is conceivable. In this respect the building has been designed and pre-equipped to be truly variable.
In addition to a fitness club on three floors, a day nursery on the ground floor and a restaurant including outdoor gastronomy in an inner courtyard, a total of 75 units to let (250 – 400 m²) are available which can be rented individually or infinitely intermeshed.
As for the outdoor areas, the greened inner courts and large rooftop terraces on the 3rd and 5th floors interact with the outer forecourt design resembling a park to create appealing spaces to relax and linger in.
The mezzanine above the 2nd floor serves towards easily accessible storage via short routes, and can also optionally serve to create additional areas for technology in the event of special tenant wishes, for instance mechanical ventilation, large rooms for servers etc.
On the subterranean level, a one-storey underground car park, rooms for bicycles and waste disposal along with areas for facility technology have been realised on approx. 18,500 m².
The building has received LEED Gold certification.
