WohnungsbauLocated in the elegant District 1 of Fereshteh, a borough in the northern section of the Iranian capital, the luxurious 13-storey apartment house is especially tailored to affluent couples and families. In terms of urban construction, it is already the seventh of its kind in Tehran to display innovative design by Hadi Teherani throughout the structure. The site contains 25 trees, of which 8 of them are at least 50 years old and 26 metres high, albeit the main concept of this design does not focus on preserving the trees during design and construction. The design phase took a different tack and began by using contrasting studies involving mass: in all of them the volume of the building not only does not touch the trees but rather interacts with them in a specific harmony. When viewed from outside, the exterior of the building bearing the name Elite Fereshteh Tower draws attention due to a skilfully varied and graphically three-dimensional façade scenario. One of the highlights of the complex is the visual and physical connection to the Alborz Mountains in the north and the spectacular city view in the south. Floor-to-ceiling windows in a curtain wall façade and HiFinity sliding door systems in combination with a sustainable, dry-installed ventilated façade system constructed out of high-quality natural stone serve as individual shielding between the private and public spheres. With respect to the neighbouring houses, the building opens up to façades facing mostly to the south, west and east, providing spectacular views of the mountains and across the metropolis. This ensuing generosity enhanced by the exterior design acts to document each individual housing unit, from duplex arrangements and two-unit floors on lower levels to a large, single-unit floor layout and on to the top floor: a spacious penthouse with large terraces and loggias. A meticulously designed roof-garden terrace atop the building with open facilities and relaxation zones invites residents to linger. Indoors, a modern and pointedly high-quality interior design forms the distinguishing factor. Here too, the formative credit goes to Hadi Teherani. The ground floor is reserved for a luxurious, double height lobby with additional facilities whose muted colours and spaciously arranged ponds radiate calmness and tranquility. Working hand in hand, architects and interior designers have created a top-flight residential atmosphere. The 21 residential units have access to an exclusive selection of special features. They include a 15-metre-long swimming pool, two saunas, massage rooms, a fitness gym, a private lounge and event hall, 84 parking spaces, a car-wash facility and a private, individual lift lobby with a multifunctional conference and seating area.
