Office and residential highrise

Profsojusnaja Tower is a pilot project within the framework of the program „New Ring Moscow“. The plot for the Profsojusnaja Tower lies in the southwestern administrative district of the city of Moscow in the Residential Zone No. 5 „Tjoplyj Stan“. It is planned to erect a 40-storey building with an underground car park on four levels. The building will be used as a residential and office building (2/3 and 1/3 of the floor space). Special functions such as retail, fitness /spa area and foyer zones are organised on the ground floor, a Sky Lounge on the top floor.

1 to 4 room apartments are planned on approx. 55,000 sqm gross floor space and flexible office premises of varying sizes ranging from 300 to 1,100 sqm in area covering a total gross floor space of approx. 27,500 sqm.

The high-rise building consists of three rectangular structures that are similar in their ground plan and almost triangular in their sectional view. These are arranged to form a star-shaped ground plan. Two of the structures are intended for residential purposes, one structure for office use. With its geometrical character the pyramid-shaped building emphasises its effect as a solitary construction and landmark at the end of the Profsojusnaja Uliza.

The development of the storeys will be realised via separate foyers for the residential and office utilisations. The offices and the residential units will be developed vertically by means of centrally located staircases and sets of lifts.

In order to underline the optical unity of the solitary structure the three building components will be connected by a rhombus-shaped facade grid that represents the support structure of the buildings on the facade.
