The draft from Hadi Teherani Architects primarily sets itself apart by responding to the complex urban development situation and to the parameters impacting the property in a manner that maximises the quality of the hybrid usage agenda. Paramount thereby is the creation of a residential environment which is free from bothersome noise emissions stemming from neighbouring traffic arteries.

This is accomplished by not stacking the uses vertically but instead arranging them horizontally next to each other. Office use is oriented westward towards an elevated road, while the apartments are aligned to the east. As a consequence the flats are acoustically insulated and provided with open outdoor loggias. In addition, this alignment corresponds to the uniquely spectacular view in the direction of the inner city, the Media Harbour district, and the Rhine. The eastern façade follows a “twist” to maximise these views in which the south-eastern summit of the tower is recessed towards the west, resulting in a southward orientation for this side. A shift in a westward direction equally occurs at the north-eastern base point to enable required hours of sunshine to be ensured for the Griechische Schule, a school. What arises in the end is a fascinating and elegant façade view, and at the same time a prominent address and the “face” of the building when seen from the inner city, as well as from the directly neighbouring Belsenpark park.

Noise emissions are readily lower in the upper third of the high-rise and the apartments also face westward. The remaining noise here is deflected via large-format glazing across several storeys. An intriguing space that opens upward arises – the apartment balconies protrude freely into it. The roof of the office tower located beneath it serves all residents as a landscaped rooftop terrace bearing a relation to the afternoon and evening sun. Special uses, for instance a fitness room belonging to the building or a rentable event space, are situated at the respective northern and southern ends. The terrace and all balconies are lushly greened with trees. In the event that the office zone is utilised as a hotel, this tier can be optionally converted for use as a restaurant, meeting or wellness level. An equally possible option within the upper third of the building are “inserted” apartments extending from side to side and two-storey flats. The rooftop terrace has a wind-shielded rooftop garden with a covered outdoor kitchen/bar and observation deck facing south, as well as a playground in the northern sector.

In terms of its positioning on the plot, the building ensemble complies with the specifications from the competition announcement. At a height of roughly 90 m, the high-rise incorporates the linearity displayed by the nearby bridge and underscores it through the clear-cut, straight-lined façade design of the offices. The “showcase” with its lush green above provides a spectacular view from the street, above all at night.
